As a Realtor and construction worker, I see a lot of poorly maintained driveways and I can tell you now that it makes me weep.
This simple finishing touch could be wiping thousands off the potential value of your home and it really is not that difficult to get it right.
A qualified driveway paving contractor could soon get the front of your home looking ship shape, and depending on what option you go for, it might cost less than you think.
So, what is it that a potential buyer might be looking for in your driveway?
You have probably heard something about the curb appeal of a property, but are maybe not aware exactly what it means.
In terms of your driveway, it means a friendly welcome for the visitor, the viewer and the homeowner alike.
A well-maintained driveway or front walk immediately makes an impression on the viewer – whether or not they even walk along it.
In fact, get it wrong, and no potential buyer will ever want to set foot on it and you might even scare off the salesmen (okay, so every cloud…)
Your driveway or front walk need not be cleverly designed or cost a fortune, but it needs to be new, fresh, practical to walk or drive on and above all, be safe.
Of course, you may be wary of spending a lot of money on something that is not even inside your home. This is short sighted, because no one is even going to get to the front door, until you have made the front walk presentable.
There are more than three major driveway options, but these are the most popular ones.
Top of the list is asphalt. In terms of endurance, performance and pure aesthetics it wins out every time.
As a construction worker, I have laid many asphalt driveways and for that reason I always advise home sellers to get a professional asphalt pacing contractor to undertake this job for you.
If you already have an asphalt driveway in your property, take the time to inspect it and make sure it is fully maintained when you come to selling your home.
One of the advantages of asphalt, is that it is not difficult to patch and mend and any competent asphalt paving company can check it over for you to see what might need to be done.
Asphalt is a long-lasting material, which offers great value for money. Getting it repaired really doesn’t need to cost the earth and can instantly boost your home’s curb appeal.
Concrete offers more choice than asphalt does, as it can come in pretty colors and with more options. Some of these include stamped concrete and concrete pavers.
Both of these options deliver a bit of much needed eye candy, to the front of a property, which are always an instant hit with buyers.
However, cracked concrete is never a sight anyone wants when coming to view a potential home – so take the time to do the maintenance properly before selling!
Both concrete and asphalt make great driveway surfaces, but the initial outlay for both may be beyond your budget.
If you have no or a very old driveway that needs attention, gravel is often a popular option.
This is because it costs less than the other surfaces and can often be laid by the homeowner themselves, eliminating the need to hire a professional.
Whereas no one should pretend that gravel will last for as long as some of the other options, it at least can be easily replaced when it needs to be.
However you choose to pave your driveway, make sure it is properly maintained before you put your home on the market!
